The government approvals which are required at different stages of the construction are taken in advance much before the starting of the project. The respective authorities are contacted well in advance and approvals taken from them.

  • Building permission from the competent authority.
  • Permission from the Ground Water Board, If using groundwater 
  • Airport Authority Clearance, if the project is within 20 KM of Airport.
  • RERA Approval, If residential Project.
  • PMAY Approval, If residential Project.
  • Electricity Board Approval.
  • Fire NOC from Fire Service Department.
  • Pollution Control Board / Environment Clearance, If necessary.
  • Note: Out of the said common approvals for construction, there will be other additional statutory approval required depending upon kind of Project. 

The standard documents which are required to enter the sale agreement are Address proof, Passport photo, Voter ID/ Passport and PAN card of all the applicants.

Yes, you as a customer would get to choose your preferred bank for your housing loan. However, we would recommend you to choose one of our banking partners where our project is already registered in order to ensure a quick and hassle-free availing of the loan.

If anyone chooses to cancel the booking, the booking amount shall be forfeited and the balance amount refunded to the buyer once the particular flat is booked by another customer. The booking amount differs from project to project.

However, if the booking is cancelled on account of non-payment of dues, then the developer has the right to claim the interest amount as well.

Pradhan Mantri Awas Yojana (Urban) Mission launched on 25th June 2015 which intends to provide housing for all in urban areas by the year 2022. The Mission provides Central Assistance to the implementing agencies through States/Union Territories (UTs) and Central Nodal Agencies (CNAs) for providing houses to all eligible families/ beneficiaries against the validated demand for houses for about   1.12 cr.

  • Condition for PMAY eligibility: 
     

     

    (a) Beneficiary max-age 70 years, 

     

     

    (b) EWS (Economical Weaker Section) family income limit is Rupees 3 Lakhs per annum and for LIG (Lower Income Group) Family Income limit is Rupees 6 Lakhs per annum, and Middle Income Group -(MIG-I) income between Rupees 6 lakhs to 12 lakhs per annum, (MIG-II) income between Rupees 12 lakhs to Rupees 18 lakhs per annum.

     

     

    (c) The beneficiary should not have an own dwelling unit on the name of any family member in any part of India.

     

     

    (d)The loan applicant should not have availed any central/state government subsidy or benefit for buying a home under the PMAY scheme. 

     

     

    (e)Currently, the loan applicant should not own any property under their name and along with any of the family members (including the dependents). 

     

     

    (f)The home renovation or improvement loans, self-construction loans will be allocated only for EWS and LIG categories.

     

     

    The houses given under this scheme will be owned by females or jointly with males.
